What to understand before buying

The Phuket market looks simple from outside: beautiful photos, "investment with guaranteed returns," low entry threshold. Inside, everything is different.

  • The market is complex and uneven. Two properties identical by description can differ in real liquidity by orders of magnitude.
  • Many middlemen. Five different people will show you the same apartment — all with different marked-up prices.
  • Different developer levels. Some are proven over years, others build their first project and disappear after sales. Phuket has plenty of unfinished builds — that's a market reality.
  • Easy to overpay. The standard difference between a "good price" and "retail for foreigners" is 10–25%.
  • Easy to land in a weak project. Beautiful renders don't equal a real management company and occupancy after completion.
